Supported housing schemes
Thu 21-Sep-06 11:26 AM

Has anyone come across the situation where supported housing schemes are being set up as joint ownership arrangements, as opposed to rented?
Are there any pitfalls that we need to be aware of - I think I have covered all the obvious ones pertaining to the rules for eligibility for MI payments. I'd welcome comments from any one who has experience of this.

Thanks

I think there are pitfalls. You have mentioned mortgage interest payments.

Pitfalls - The future benefit problems could be similar to the ones I come across already sadly.
Like tenants who went for the right to buy as leaseholders and some people with shared ownership.
Problems paying major repair bills. You can only get help from income support, income based jobseekers or pension credit with the interest on money you have borrowed (loans) to help repay the loan. And the problem of borrowing the money in the first place for the repair bill and how to pay the capital back.

Some staff in supported housing organisations have told me they have also got reservations about what would happen if the person needed to move on. Selling their share. Who would want to buy it? Particlarly if the home has been converted to a specific disability need. Is there a market? The value? Enough people with money to embark on this.
hope this is helpful.

Penny is right in that there are dangers with shared ownership schemes, especially the repairing obligations which fall on the lessee. However, we do Special Needs Shared Ownership schemes, in which we assume all the repairing obligations, and this is reflected in a service charge, imposed by us as the landlord, which is fully eligible for Houisng Benefit.
