LHA - number of bedrooms

Client would be entitled to four bedroom property. Am I right in thinking that if she instead takes a 3 bed property her LHA would be assessed on the basis of her entitlement - i.e. 4 beds - & therefore quite likely giving her £15 p wk LHA above her actual rent?

On the other hand if she took a 4 bed property and one of her daughters then moved out (reducing her entitlement to 3 bed) would the reduction in LHA be made immediately, or would it wait until the next review (which I understand will be done annually)?

If she takes a three bed property she will get paid the LHA rate for four bedrooms - if she took a four bed property and then one dependent moved out then that is a notifiable change of circs, and she would have LHA rate cut to that required - ie, three bed rate....all other things such as full entitlement to benefit and no ineligible charges be equal.....
